What San Antonio weather does to buildings
Hail
San Antonio gets serious hail. On April 12, 2016, hail up to about 4.5 inches fell across parts of north San Antonio, per the National Weather Service Austin/San Antonio office. Storms like that can damage roofs, skylights, rooftop HVAC and vehicles across a wide area in one afternoon.
Flash flooding
Heavy rain on the edge of the Hill Country can flood creeks and low-water crossings quickly. The NWS Austin/San Antonio office keeps a list of notable past weather events for the region, including major floods.
Freeze
Hard freezes are rare but costly. During the February 2021 winter storm, the NWS Austin/San Antonio office noted widespread burst water pipes across the region.
The properties managers run here
The San Antonio area mixes large apartment communities and HOAs inside Loop 1604 with fast-growing suburbs along I-35 toward New Braunfels and Schertz. Boerne, in the Hill Country to the northwest, has newer HOAs and commercial buildings on hillier ground. Retail centers and office buildings line the main corridors.
What to have on file before the season
- A commercial roofer for hail inspections, with photos and a roof plan.
- A restoration crew for flood and freeze calls.
- An HVAC primary and backup for a long cooling season.
Licensing in Texas, by trade
- HVAC: Texas licenses air conditioning and refrigeration contractors through TDLR. Check the license on the TDLR search.
- Roofing: there is no state roofing license. The Roofing Contractors Association of Texas offers a voluntary one, and many cities require registration and permits.
- Mold: remediation of 25 contiguous square feet or more generally needs a TDLR mold license and notice.
- Insurance claims: a contractor cannot waive or absorb your deductible, under Texas Business and Commerce Code §27.02.
