The problem

You don't need more vendors.

Your cleaning crew missed two nights and the board noticed. The HVAC company you've used for years is three days out in a heat wave. The roofer who did the last job doesn't answer after the storm. You don't need more vendors; you need a second one already on file, in every trade, and someone else keeping the paperwork current.

What you get, free

Four things, no cost to you.

01

The packet

One page per contractor: certificate of insurance (your property added as additional insured on request), license where the trade is licensed, W-9, emergency contact and stated response time. Updated when anything expires.

02

A backup in every trade

Your current vendor is slammed on the worst day of the year. A second one, paperwork already on file, is a text away.

03

One number

Text or call the desk. We route it to the right contractor on your roster and confirm they're moving.

04

Three bids when the board asks

Need bids on a contract? We bring contractors with paperwork done, never more than three.

The desk

Text the desk. We route and confirm.

One number for every trade. You say what's wrong and where; the desk finds the contractor on your roster who can move, and tells you when.

How it works

Three steps.

Step 1

Tell us your properties and which trades you want covered.

Step 2

We send your roster: contractors with paperwork done, one page each.

Step 3

Text the desk when you need someone. We route and confirm.

Questions managers ask

Straight answers.

What does it cost me?

Nothing. Contractors pay to be on the roster. You never pay OnRoster.

Are these just vendors who paid to be here?

Contractors pay to be listed; that's how it stays free for you. Before a contractor goes on your roster we collect their certificate of insurance, license where the trade has one, and W-9, plus a stated response commitment, and we track expiry dates. Contractors who miss their commitments come off the roster.

Do I have to use the contractors on my roster?

No. You decide who you hire, and any contract is between you and the contractor. OnRoster is a vendor desk; we do not perform work.

Will I get pitched?

You'll hear from us a few times a year: when something on your roster expires, when a season starts, and when you ask.

Who owns my information?

You do. We don't sell your contact details. See our Privacy Policy.
