What Austin weather does to buildings
Flash Flood Alley
The City of Austin says Austin lies in the heart of Flash Flood Alley. The Lower Colorado River Authority explains why: steep terrain, shallow soil and very high rainfall rates. The July 2025 Central Texas floods were a hard reminder. Parking garages, ground-floor units and buildings near creeks need a restoration plan.
Hail
Central Texas gets damaging hail. The NWS Austin/San Antonio office lists a September 2023 hailstorm over Round Rock and north Austin among its notable weather events.
Freeze and ice
Ice storms and hard freezes bring down limbs, block roof drains and burst pipes. The February 2021 storm brought widespread burst pipes to the region, per the NWS Austin/San Antonio summary.
The properties managers run here
The Austin area has grown fast, so many buildings are new and many managers are still building vendor lists. Expect mid-rise and garden-style apartments in Austin, HOAs and master-planned neighborhoods in Round Rock, Cedar Park, Georgetown and Pflugerville, and student housing in San Marcos near Texas State University. Office and flex space runs along the north side.
What to have on file before the season
- A restoration crew that can handle flood water, not only clean water.
- A commercial roofer for hail inspections on low-slope roofs.
- HVAC coverage for a long cooling season.
- Cleaning for turnovers, including student housing move-out weeks.
Licensing in Texas, by trade
- HVAC: Texas licenses air conditioning and refrigeration contractors through TDLR. Check the license on the TDLR search.
- Roofing: there is no state roofing license. The Roofing Contractors Association of Texas offers a voluntary one, and many cities require registration and permits.
- Mold: remediation of 25 contiguous square feet or more generally needs a TDLR mold license and notice.
- Insurance claims: a contractor cannot waive or absorb your deductible, under Texas Business and Commerce Code §27.02.
