Weather and building risks

What Phoenix weather does to buildings

Extreme heat and cooling rules

Heat is the main building risk in the Valley. Phoenix city code sets a cooling standard for residential rentals with cooling equipment: 82°F for air conditioning and 86°F for evaporative cooling, under Phoenix City Code §39-5. A no-cool call in July needs a same-day answer.

Monsoon

The National Weather Service treats June 15 to September 30 as monsoon season, with dust storms, high winds and heavy rain, per its monsoon safety page. The City of Phoenix publishes monsoon resources. Dust clogs HVAC filters, wind damages rooftop units, and heavy rain finds every weak point on a flat roof.

Sun and roofs

Intense sun ages roof coatings and membranes. Regular inspections and recoating keep small problems from becoming monsoon leaks.

Property types

The properties managers run here

The Valley has large garden-style apartment communities, HOAs across master-planned suburbs like Gilbert, Surprise and Goodyear, and a mix of office, retail and industrial space along the freeways. Tempe has student housing around Arizona State University. Pinal County cities like Casa Grande and Maricopa are newer and growing, with HOAs and single-family rentals.

What to have on file before the season

  • An HVAC primary and backup before May, with spring maintenance done.
  • Commercial cleaning with a post-dust-storm clean in the scope.
  • A roofer for coatings and monsoon leak calls.

Licensing in Arizona

Construction trades in Arizona, including HVAC and roofing, are licensed by the Registrar of Contractors. Check that the license is active and the classification matches the job. Arizona generally requires employers to carry workers' compensation, per the Industrial Commission of Arizona.

How OnRoster works here

Joining in Phoenix

Status: active market. The Phoenix desk is running. Managers can set up a free roster today. Contractors can check their trade page for the opening in their market.

Managers never pay OnRoster. Contractors join free. One contractor per trade, per market, and roofing has separate commercial and residential openings. You decide who you hire; OnRoster does not perform work.
