For contractors

Get on the list property managers call.

Managers hire from their approved vendor list. We put you on it, one contractor per trade, per market. Roofing has separate commercial and residential openings.

  • Free to join
  • You pay when a meeting is held
  • One per trade, per market (roofing: commercial and residential)
The problem

She calls the list.

You've tried the agency that promised meetings and billed you for no-shows. You've tried cold email. The manager you want doesn't buy from a cold pitch; she calls the vendors already on her approved list, and when one fails on the worst day of the year, she calls the backup. OnRoster's job is to make you that backup, on that list, with your paperwork done, before the job exists.

How paying works

Free to join. Pay when a meeting is held.

Joining costs nothing and needs no payment details. You pay when a meeting is held: it happened, with the person who picks the vendor, on a definition you have in writing.

Contractors pay; managers never do. One opening per trade, per market. Roofing has two in each market, commercial and residential. Details for your trade and market are on your trade page.

What a “manager who agreed to meet” means.

Not a list. Not a form fill. A property, facility or HOA manager in your market who told us what they're short on and agreed to a conversation with a contractor in your trade. When there's a job behind it (a contract renewal, a storm, an inspection, a new building), we say so.

What we ask of you

Four things. Do them and you get routed first.

Paperwork current: insurance, license where your trade has one, W-9. We track expiry; lapses pause routing.

Answer the desk within two business hours when a need comes in.

Show up. Tell us what happened within 48 hours.

Take the work you say you can take.

Contractors who do these four get routed first. The desk keeps a responsiveness score and you can see yours.

Questions contractors ask

Straight answers.

Don't managers already have vendors under contract?

Usually. Contracts renew, managers change, and primaries fail in the busy season. Being the backup on the list is how you become the primary. We tell you the renewal date when we know it.

What if the manager has no job right now?

Then it's an introduction, and the job comes later from the list. When there is a job behind it, we tell you before you take it.

Can I take the relationship and leave?

Yes. The managers you meet are yours. The roster, the desk and the next introductions stay with OnRoster.

Do you work with my competitors?

Not in your trade, in your market, once you have the opening. Shared requests never go to more than three contractors.

Why does roofing have two openings?

Commercial and residential roofing are different work for different managers. So each market has a commercial roofing opening and a separate residential one. Every other trade has one opening per market.

What's a held meeting?

It happened, with the person who picks the vendor, and it matches the definition in your written agreement. Anything else doesn't count.
